31% jump in Greek Golden Visas since the beginning of the year

17,254 Greek Golden Visas have been issued to citizens of foreign countries since the beginning of the year until July, showing an increase of 31.4% since January, with the greatest interest coming from Turkey, China and Israel.
This results from an analysis of immigration data in Greece presented by the real estate consultancy Astons, which specializes in residency and citizenship issues.
932 Golden Visas were issued in July, showing the largest monthly increase in the last 12 months, which amounted to 5.7% -compared to June. At the same time, the progress of issuances is setting a record upward trend that has been systematically maintained since October 2024.
The largest increase in Golden Visa issuances is recorded among citizens from Turkey, which ranges from 80% from the beginning of the year to July. This is followed by Israelis with an increase of 42.1%, the Chinese (+27.8%), the Americans (USA +27.3%) and the British (+25%).
According to Astons consultant Suzanna Uzakova, many foreign nationals who acquire Greek citizenship are wealthy individuals, whose investments in the country further contribute to the strengthening of local business activity and the real estate market.
However, it is not only the arrival of wealthy investors that interests the Greek government, she points out. The Greek Golden Visa program is one of the most accessible in Europe, with investment requirements starting from 250,000 euros, while combined with the attractive tax regime, it makes Greece an ideal destination for anyone wishing to build their life or develop business interests in the heart of the European Union.
Astons also records strong demand from foreign retirees wishing to relocate to Greece. This specific category benefits from a flat tax rate of 7% on foreign pensions for a period of up to 15 years. At the same time, high-income earners benefit from a flat annual tax of 100,000 euros applied to all taxable income of foreign origin, with the possibility of including family members with an additional 20,000 euros per person.
