Hellenic Properties: Renovated former royal residence in Kifissia transformed into innovat

In the presence of the Mayor of Kifissia Vasilis Xypolytas and distinguished guests from the business, banking and cultural worlds, Hellenic Properties presented its new residential project to the Athenian public in a glamorous event full of positive energy. The internationally awarded The Heritage welcomed a large number of visitors, who had the opportunity to see firsthand the impressive result of the transformation of a former royal residence into luxurious residences of modern standards, in Strofyli, Kifissia.
Especially for this particular evening, Stamatia Dimitrakopoulou curated the selection and placement of works from Hellenic Properties’ contemporary art collection, so that they would converse with the architecture and atmosphere of each house. Among them are creations by artist Petros Efstathiadis, with whom the company collaborated to create photographic works inspired by the history of the building. “The need to enrich the experience of our buildings led us to the strategic decision to integrate contemporary art in a way that has not been done before in Greece, since the golden age of Athenian modernism,” noted Hellenic Properties CEO Errikos Arones in his speech.
“With consistency, sensitivity and respect for historical heritage, we created a unique residential proposal that embraces the past, the present and defines the future, with the most modern technological features. Utilizing the existing structural framework, we reborn the building in the logic of an English townhouse, with elegant, high-ceilinged interiors and rich exteriors, perfectly harmonized with the greenery of the tree-lined Kifissia. We did not chase quantity. The same language is also prevalent in the landscape architecture, the lighting study, the aesthetic choices in the interior design. We kept the existing trees as much as possible, in order to ensure continuity in the natural environment, preserving the character of Kifissia as we know it, live it and love it. With all this, our goal was to achieve timelessness, the silent agreement between memory and the future”, emphasized Vasilis Pachyiannis, commercial director of Hellenic Properties, during the event.
In collaboration with the architectural team of Dimitris Agiostratitis, 1 Architects, Hellenic Properties chose to utilize the existing structural framework and transform the former summer residence of Aspasia Manou, wife of King Alexander I of Greece, into a unique collection of seven modern mansions, ranging in size from 168 to 334 sq m, with large, elegant interiors and lavish exteriors. With an emphasis on modern building restoration technology, excellent energy efficiency and advanced electromechanical home management systems, fully harmonized with the lush green landscape, Hellenic Properties leaves behind a legacy project for the residents and visitors of Kifissia.
The Heritage has been awarded the Best Apartment Development and the Best Residential Renovation-Redevelopment in Greece at the European Property Awards and has been included in the final list of the three best Residential Renovation-Redevelopments in Europe.
All residences are A+ energy class, have underfloor heating and cooling, central air conditioning with heat pumps, and KNX smart home systems. Each residence has two parking spaces, with pre-installation of electric vehicle chargers. By acquiring one of the few, now available residences of The Heritage, owners have access to the gym, which is housed in the old caretaker’s cottage of the mansion, where the stone facade and external form have been preserved.
